Church in the Black Country up for auction

A former Methodist Church in the Black Country with a range of accommodation on a site of about one-third of an acre is set to attract competitive bidding at Bond Wolfe’s next auction later this month.

The former Moorlands Methodist Church, which fronts onto Hydes Road in West Bromwich has been listed with a guide price* of £175,000+ in the livestreamed auction on 30 March.

The vacant freehold property, which dates from the 1950s, has a gross internal area of about 4,334 sq ft and is located on about 0.34 acres of land.

Colin Totney, a land and development surveyor at Bond Wolfe, said: “This is a very interesting lot that may have potential for various alternative uses, such as residential, subject to obtaining the appropriate planning permission.

“The property comprises a former church and church hall, with an entrance lobby, side entrance, toilets, a kitchen, vestry, storeroom, boiler room and meeting room, with low height storage beneath.

The former church property is located in a predominantly residential location about 2.5 miles to the north of West Bromwich town centre and about three-quarters of a mile west of the busy local centre of Stone Cross.

Other centres such as Birmingham, Dudley and Walsall are within a few miles drive away, while the national motorway network can be accessed via Junction 9 of the M6 motorway, which is around two miles away.

Birmingham retail agent is most successful in UK

Thursfields’ team to walk 121 miles to raise £1,000+ for Midlands Air Ambulance Charity

A team of seven keen walkers from Thursfields Solicitors has taken on a 121-mile route march to raise more than £1,000 for the Midlands Air Ambulance Charity.

The activity has been planned as part of the charity’s Airbase Challenge 2022 where fund-raisers can walk, run, swim or cycle a variety of distances in the first five months of the year.

The Thursfields’ team has decided to walk the longest route known as the Helicopter Challenger, which at 121 miles represents the total distance between its three air bases at Tatenhill, RAF Cosford and Strensham.

Courtney Litwinko-Smith, a trainee solicitor in the Family team at Thursfields, explained that she and her colleagues decided on their challenge as part of their community work planned on Thursfields’ Junior Lawyer Committee.

She said: “The Midlands Air Ambulance Charity does some terrific work across the area that Thursfields serves and we thought it would be marvellous to join their challenge and take the longest walk on.

“We’ll be walking the route in a mixture of individual and group sessions with the aim of each walking just over 17 miles, together totalling the full 121-mile route.

“We’ve already launched a fundraising page on JustGiving.com and hope to raise a minimum of £500 which Thursfields has generously pledged to match-fund, creating a donation of at least £1,000 for the charity.”

Joining Ms Litwinko-Smith on the challenge are Thursfields’ colleagues Megan Jewkes, a trainee solicitor in the Commercial Property team, Kim Virk, a trainee solicitor in Wills and Estates, and Ruby Momoh, a trainee solicitor in Residential Property.

Property hosting Boots successfully dispensed to private investor by Bond Wolfe

A private investor has bought a mixed-use property hosting a national chemist and a large flat on a busy Birmingham high street, in a deal sealed by Bond Wolfe.

The leading Midlands agency dealt with multiple offers for the freehold building at 1005 Alcester Road South in Maypole, near Kings Heath, which brings in rents of more than £20,000 a year.

The property changed hands for £320,000 and was sold to a private investor entering the commercial investment market for the first time.

The 792 sq ft ground floor has been occupied by Boots for the last 15 years, and this lease has just been renewed for another five years at £14,000 per annum.

The large two-bedroomed apartment above, measuring 635 sq ft, is let to a long-term tenant and brings in a further £6,300 rent a year.

Thursfields helps expanding machine tool specialists’ move to Worcestershire

Two expanding machine tool specialists have relocated their operations from Warwickshire to Worcestershire, in a property deal sealed by Thursfields Solicitors.

Buy from London and sell for ‘lots’ more

A Midlands investor is feeling in the pink after scooping a healthy £75,000 profit in under two months when he sold a former health Centre in Burntwood, Staffordshire, in Bond Wolfe’s February auction.

A 5,400 sq ft complex sitting on almost a third of an acre of land, the former NHS medical centre in Hudson Drive has been empty since last year, when the medical practice moved to the new £3.4 million Greenwood Health Centre on nearby Lichfield Road.

The private investor acquired the site from a leading London-based auction house’s sale in December for £415,000.

It was offered in Bond Wolfe’s February auction with a guide price* of £400,000 and sold for £490,000 – a tidy profit of £75,000 from the date of completion in mid-January.

Ian Tudor, joint managing director auctions at Bond Wolfe, said: “We knew there would be strong interest in this lot because it is a site that clearly suitable for a variety of alternative uses, including residential development, subject to planning permission.

“It stands within a popular and well-established residential neighbourhood so was likely to prove highly attractive to a range of developers and investors. Working with Lichfield District Council, this redundant site could be regenerated as a high-yielding property investment.”

He said that a comprehensive marketing programme prior to Bond Wolfe’s auction on Wednesday 9 February ensured that competition for this much-prized lot was fierce on the day.

“This confirms our belief that sellers are best advised to sell their assets where there is real expertise and understanding of the local market conditions , backed up by comprehensive local marketing, to achieve best price” he said.

The former Burntwood health centre was one of 132 lots of the 146 lots offered in Bond Wolfe’s February auction, recording an overall success rate of 91% and raising over £17.7 million in sales.
