First apartment reserved as Nicol & Co starts selling nearly £9 million of homes at Iceworks in Worcester

Leading estate agent Nicol & Co has made a flying start at the near-£9 million second phase of the Iceworks project in Worcester, with the first apartment already reserved.

The Iceworks is a redevelopment of a former 19th century mill building on Bromyard Road in St Johns, where Nicol & Co successfully completed the sale of the first 21 out of 54 apartments nearly three years ago.

The marketing of the second phase began in December 2023, with three new builds and 18 beautifully refurbished units.

The first 21 of these 33 apartments on sale are in Mill Court and Laugherne Court, with the final 12 units in The Mill block still to be released.

Heather Turner, new homes sales specialist at Nicol & Co, explained that the latest phase of the Iceworks has a gross development value of just under £9 million – with prices for the apartments currently on the market starting from £200,000.

Miss Turner said: “The latest phase of the Iceworks only went on to the market in December and we’re delighted to have already reserved one of the apartments in Mill Court.

“We’ve had a real surge of interest in the apartments which all have two bedrooms and two bathrooms with a range of floor plans and sizes on offer.

“At the heart of these apartments’ appeal is the modern ground source heating system, providing sustainable and efficient energy for both underfloor heating and hot water.

“This feature not only enhances the comfort of the apartment but also significantly reduces the environmental footprint and energy bills.

“The spacious living spaces are designed with an open-plan concept, offering a seamless blend of the living, dining and kitchen areas.

“The kitchens are a highlight of this design, boasting a quality finish with a quartz worktop and fitted appliances.

“The principle bedroom has an ensuite and, like the rest of the apartment, benefits from the underfloor heating, ensuring a warm and comfortable space throughout the year.”

The historic six-storey building on the edge of Worcester started its life as a flour mill in the 1800s before becoming an ice factory in the 1900s, which is where the Iceworks title comes from.

The property then stood derelict for many years before becoming a new homes project by Worcester-based builder Kelvin Sparrey, who has been involved in the renovation of several important buildings in the city in recent years.

There is a 999-year lease for all apartments, with Mill Court and The Mill each having their own lift to all floors, while Laugherne Court enjoys an impressive entrance with stairs to all three floors.

As well as providing much needed two-bedroomed accommodation in Worcester, each apartment has the benefit of an allocated parking space along with cycle storage.

Miss Turner added: “We had already built up an interest register of buyers who wanted to view the properties once they were available, so viewings are now under way.

“The development is appealing to all ages, including downsizers and the lock-up-and-leave generation who spend part of the year abroad, as well as young professionals and couples looking for a home near to the city.

“Both Laugherne Court and Mill Court are available to view and offer an ideal choice for those seeking a sophisticated and eco-conscious lifestyle in Worcester.

“This is going to be a high-profile and popular place to live and we would urge anyone interested to book a viewing to see what’s on offer before they are all sold.”
