Former Squirrel Storage site split and sold after asset management advice from Siddall Jones

A large industrial building that was formerly a Squirrel Storage site on a main road into Birmingham has been split and sold as five separate warehouses, thanks to consultancy from Siddall Jones.

The original property at 875-901 Tyburn Road, which extended to 50,534 sq ft on around 1.1 acres, was acquired by Siddall Jones on behalf of Sutton Carter Property Group in an off-market purchase last year.

Ryan Lynch, director of Siddall Jones, explained that despite receiving offers to purchase the whole site, he had advised Sutton Carter Property Group to split the building into five separate warehouses.

Mr Lynch said: “We had strong interest in the original site but knew the market was strong enough to maximise returns on the property by splitting it into five separate warehouses.

“We felt this would capitalise on the demand from owner-occupiers looking for mid-sized industrial units.

“We were blown away by the interest and now have all five units firmly under offer”

Shahid Ashraf, of Sutton Carter Property Group, said: “We are extremely acquisitive and have an excellent track record of transacting quickly, with minimum fuss.

“We are delighted with the outcome on Tyburn Road and are actively looking for similar opportunities.”

Before being split into separate warehouses, the detached property was an industrial warehouse with five interconnecting bays of steel truss construction, with a two-storey elevation to the front.

The freehold building had previously used for self-storage purposes and has a single roller shutter entry at the front and level loading access to the rear.

The properties will now provide good trade counter and warehouse opportunities with excellent connectivity to Birmingham city centre and the national motorway network nearby.
