Historic Grade II-listed pub near Norwich to be auctioned off with guide price of £600,000

A vacant pub near Norwich dating back to the reign of King George III in the 18th century is coming up for sale in Bond Wolfe’s next auction.

The Gull Inn is on the A146 Loddon Road, on the edge of the village of Framingham Pigot, and will have a £600,000 guide price* in the livestreamed auction on Wednesday 27 March.

James Mattin, managing director of Bond Wolfe, explained that the Grade II-listed property, built around 1760 but closed since September last year, was being offered in conjunction with Watling Real Estate.

Mr Mattin said: “The Gull Inn is a landmark building of whitewashed brick, with a façade containing original features such as the timber doorcase and sash windows.

“Although its interior is largely late 20th century in character, it has some wonderful features such as exposed beams and the original central fireplace, which have helped to earn it a Grade II listing.

“This building lies on a site of around 0.75 of an acre and may be suitable for change of use or redevelopment, subject to planning permission.

“The property extends to about 5,961 sq ft with a bar and restaurant, commercial kitchen and toilets on the ground floor. The restaurant provides 165 internal covers, plus 45 outside.

“There is a further dining area, office and roof terrace on the first floor, along with a manager’s flat which has three bedrooms, a bathroom, storeroom and reception room.

“There is a landscaped garden with seating areas outside, alongside a feature waterfall and pond, plus car parking for around 44 vehicles.

The Gull Inn is just one of 191 lots that are appearing in Bond Wolfe’s next auction, which will start at 8.30am on Wednesday 27 March.
